Local Team Ready to Handle Your Toughest Exterior Problems

The urban microclimate across York Region subjects residential properties to severe environmental stress throughout the year. Neighborhoods with dense tree canopies face prolonged moisture retention, while homes in open, newly developed subdivisions contend with high winds and sudden freeze-thaw cycles that compromise asphalt shingles. D’Angelo & Sons brings extensive field experience directly to your neighborhood. As trusted roofing contractors, we reject temporary fixes and superficial patches.

Our diagnostic strategy focuses on identifying hidden system vulnerabilities before they escalate into costly repairs that threaten your interior living spaces. Whether you own an older home near the heritage districts of Main Street Unionville or a modern multi-gabled property in Cornell, our experienced team provides clear, data-driven assessments. We evaluate your home as a complete unit, checking how your eavestrough channels, attic ventilation, and brick intersections work together so you can make informed property decisions.

Proactive Roof Inspection Before Every Project

A long-lasting fix requires knowing exactly why a system is breaking down, rather than just slapping down new roof sealant over a visible ceiling stain. Our initial property visit includes an in-depth, physical inspection of your roofing materials, plywood deck panels, old drip edge profiles, and interior attic conditions so our scope matches the exact vulnerability of your home. This upfront diagnostic stage ensures an effective solution tailored to your property.

Spotting Shingle Breakdown and Fastener Degradation

Intense seasonal winds can easily lift weak tabs, leading to damaged shingles, exposed roofing nails, and slow, hidden leaks. Over time, shifting temperatures cause asphalt shingles to curl, crack, or shed their protective granules. Our team looks for exposed nails, shifted starter shingles, and signs of deck rot to ensure the underlying structure is in good shape before specifying any new roofing materials.

Assessing Wall Transitions, Valleys, and Chimney Flashing

The vast majority of interior water damage begins where different exterior surfaces meet. Our inspectors carefully check step flashing along dormer walls, specialized metal pans around a brick chimney, aged skylight curbs, and the condition of the fascia boards behind your gutters. Proper skylight work requires seamless flashing integrations to keep your interior safe from moisture while welcoming in beautiful natural light.

Investigating Attic Airflow Patterns and Hidden Moisture

Dark stains on upper ceilings, damp structural beams, or a regular buildup of winter attic frost usually point to poor attic ventilation underneath the roof deck. If your kitchen or bathroom vents are exhausting directly into the attic space instead of outside through a dedicated roof cap, the trapped moisture will rapidly degrade your wood deck. We analyze these interior warning signs to make sure your ventilation system balances perfectly with your exterior layout.

    Full-Scale Upgrades for Ultimate Protection

D’Angelo & Sons handles complete residential roofing Markham projects alongside detailed exterior maintenance. Because your eaves, siding, soffit, and ridge vents all work together to shed water and regulate airflow, we evaluate your home as a single, fully integrated system to prevent future costly repairs.

Immediate Leak Mitigation and Preventative Tune-Ups

Sudden structural damage from a fallen tree branch or high winds demands immediate attention to prevent severe water damage. Our crews respond quickly to secure open zones, replace missing shingles, or apply specialized roof sealant to leaking vents. Regular gutter cleaning and minor tune-ups can address popped nails, loose step flashing, and blocked eaves before a minor weak point turns into a major interior emergency.

Complete Roof Replacement and System Design

Our roof installation process involves a total strip-down to the bare roof deck, swapping out soft plywood, installing robust ice and water shields, laying fresh starter shingles along the bottom edge, and completing the layout using high-grade architectural shingle systems.

Specialized Flat Roofing and Metal Systems

Many properties across this vibrant city feature low-slope back additions, flat garage spaces, or custom architectural extensions. These zones require specialized flat roofing membrane applications and a custom drip edge to guarantee positive drainage. For homeowners looking for enhanced durability, standing-seam metal roofing offers incredible wind resistance and zero granule wear, making it a stellar long-term choice for modern building layouts.

Syncing Gutter Systems, Siding, and Perimeter Trim

Your new roof cannot protect your foundation if your gutters are sagging, your fascia boards are rotting, or your siding is unsealed at the roofline. Combining your shingle project with updated seamless gutters, durable vinyl or composite siding, and fresh perimeter flashing ensures water moves cleanly away from your home while dramatically boosting your curb appeal, visual appeal, and overall aesthetic appeal.

High-Quality Materials Selected for GTA Weather Resilience

The performance of your home relies heavily on the quality of the raw materials attached to your structural walls and deck. D’Angelo & Sons partners with top-tier global manufacturers, including GAF, Owens Corning, CertainTeed, IKO, and Velux, to ensure every component used on your house meets strict durability metrics.

We do not believe in cutting corners with cheap components; we are fully dedicated to delivering high quality workmanship and a top notch service. From the thickness of our step flashing to the holding power of our ring-shank roofing nails, we verify every detail.

We select premium materials, matching starter shingles to prevent edge uplift during high winds, install high-ventilation ridge caps, and apply thick underlayment barriers to ensure your home remains safe through decades of brutal Canada winters.

Customizing Installation Methods for Local Neighborhoods

Markham features a vast mix of architectural layouts, from dense historic streets to sprawling modern residential pockets. Because access, tree cover, and structural slope vary wildly by neighborhood, we customize our installation strategies to match the specific demands of your immediate environment.

Old Markham Village and Unionville Historic Pockets

Homes in these established heritage zones deal with unique architectural guidelines, steep pitches, multiple valleys, and beautiful mature tree canopies. Shaded roof planes dry slowly, encouraging moss growth, while falling debris can easily clog valleys and gutters. Our work here focuses on deep valley flashing, robust gutter guards, and careful chimney evaluations to maintain the integrity of these older structural designs.

Thornhill, Cornell, and Wismer Suburban Communities

Many mid-century and modern homes in these central residential streets have layered past repairs, aging brick chimneys, and original wood roof deck boards that may have widened gaps. When undertaking a project here, our professional roofers carefully inspect the stability of the deck, ensuring it can safely hold a modern shingle layout without sagging or compromising fastener grip.

High-Density Tech Hubs, Corporate Parks, and Commercial Corridors

Properties near the Highway 407 belt, Woodbine Avenue, and local industrial areas often feature sprawling flat structures, multi-unit plazas, or mixed commercial-residential builds. These jobs require strict adherence to site safety precautions, detailed scheduling to minimize disruption to local businesses, and heavy-duty membrane systems that can tolerate foot traffic and rooftop mechanical equipment.

York Region Permits and Local Guidelines

The City of Markham Building Services department notes that a standard, non-structural roof replacement using asphalt shingles does not require a municipal building permit. However, property owners must secure a formal building permit from local code officials if the roofing project involves structural modifications—such as altering structural rafters, changing the overall roof height, adjusting the pitch or slope, cutting in new skylights, or installing heavy solar panel arrays—to ensure compliance with the Ontario Building Code.

Tree Canopy Bylaws and Site Constraints

Additionally, the City of Markham Tree Preservation Unit enforces strict urban canopy protections under the local Tree Preservation By-law (2023-164), which protects private trees measuring 20 centimeters or greater in diameter. If your property sits near protected mature trees, construction activities must not injure or damage the root zones or lower canopy branches.

We utilize precise debris removal strategies, specialized tarps, and careful bin placement to keep your lawns, landscaping, windows, and doors completely protected from falling debris while keeping your project in perfect standing with city authorities.

Strategic Financial Planning for Roof Upgrades

The total cost of your project depends on several key variables, including overall square footage, slope steepness, ease of structural access, the condition of the wood deck, and your specific material choices. The figures below serve as localized planning examples in Canadian dollars, offering fair pricing for quality roofing services.

Project Scope Estimated Cost Range Primary Price Drivers
Minor shingle tab or vent repair $300 – $1,200 Fixing wind-lifted tabs, sealing a single pipe boot, or resetting loose flashing.
Specialized leak tracing and sealing $500 – $1,800 Troubleshooting complex valley leaks, chimney counter-flashing, or skylight seams.
Flat or low-slope section repair $900 – $3,000 Resealing open membrane seams, clearing blocked drains, or fixing edge flashing.
Partial roof section replacement $2,000 – $6,000 Replacing a single damaged slope, an attached porch roof, or an isolated garage surface.
Whole asphalt shingle replacement $9,000 – $22,000+ Strip-down of old layers, deck preparation, underlayments, new shingles, and full bin service.
Premium metal or architectural upgrade $20,000 – $48,000+ Lifetime metal panel systems, complex rooflines, custom trim, and superior wind-resistance profiles.

    Routine Maintenance Strategies for Homeowners

Catching minor issues early is the absolute easiest way to extend your roof’s lifespan and avoid unexpected, costly interior water damage.

After High Wind Events or Intense Hail Storms

Use a pair of binoculars to check your roof lines safely from the ground. Look for lifted or missing shingle tabs, loose metal strips near the chimney, or exposed nails. If you spot structural anomalies or notice fresh water marks on an interior ceiling, reach out for an expert look to prevent further damage before the next storm arrives.

Pre-Winter Gutter Clearing and Downspout Tuning

Before freezing weather hits Ontario, clear your gutters and downspouts of all fallen leaves and twigs. Blocked drainage channels cause water to back up under the bottom edge of your shingles, creating massive ice dams during winter freeze-thaw cycles. Ensure your soffit intakes are completely unblocked to allow continuous air movement through your attic space.

Flat Roof Seam and Drainage Audits

Flat and low-slope surfaces should be checked regularly for ponding water, accumulating leaves, or blistering membrane seams. Because rainwater cannot run off a flat section naturally, a single cracked seam or an unsealed edge will quickly let water penetrate the deck panels, causing hidden rot.

Secure Your Detailed Markham Roof Assessment

If you are dealing with an active leak, noticed missing shingle pieces on your lawn, or want an honest opinion on the age and health of your current system, D’Angelo & Sons is widely recognized as the best roofing company for the job. Our professionals guide you through the entire process with excellent service and transparency. Frequently Asked Questions

How long do standard roofing systems typically last in Markham?

Due to heavy seasonal humidity and extreme temperature swings, traditional asphalt shingles typically deliver a reliable lifespan of 20 to 30 years. Upgrading to architectural shingles or structural metal roofing materials can easily extend that timeline past 40 years, provided the system is paired with balanced attic airflow and premium underlayments to yield lasting protection.

What are the primary warning signs of a developing water leak?

Keep an eye out for curling or lifted shingles, heavy granule buildup in your gutters, discoloured interior drywall, or peeling paint along your exterior fascia boards. If you notice a dark ring on an upper ceiling after heavy, wind-driven rain, it is time to schedule a professional evaluation to address the roofing issue.

Do you provide your exterior services to both residential and commercial clients?

Yes. Our family-owned business maintains fully separate, certified divisions specializing in both residential roofing installations and complex commercial flat roof management, ensuring your project receives the exact technical expertise it requires.

How frequently should a residential property owner book an inspection?

We highly recommend having your system checked twice a year—once in the spring to evaluate any damage caused by winter freeze-thaw shifts, and once in the autumn to clear out debris and ensure the layout is fully prepared for snow loads.

Are your on-site installation crews fully licensed and insured?

Absolutely. We carry $5 million in liability insurance, maintain flawless standing with the WSIB, and our team is fully certified to install systems from leading manufacturers, ensuring quality workmanship throughout the build.

Can your inspectors help me navigate a home insurance claim after a major storm?

Yes. We provide complete property evaluations, supply detailed digital photography of the storm damage, and offer itemized written estimates to help local homeowners navigate their insurance claims smoothly.

What specific phases are included in full roof replacements?

A complete replacement involves setting up safety tarps, stripping your existing system down to the bare wood, replacing any rotted roof deck sections, installing heavy-duty ice and water shield barriers, laying down new starter shingles, completing the main layout, updating all wall flashings, and executing a total property cleanup.

Are your project estimates completely transparent?

Yes. We deliver fixed-price, highly detailed estimates with no hidden fees or surprise add-ons. Every quote clearly breaks down the average costs for quality materials, labor, disposal bins, and warranty registrations so you know exactly where your investment goes, providing an unmatched exceptional service from start to finish.

I needed several windows replaced, a new side door, all siding / soffits / eaves / flashing replaced on the house, and the gables re-sided on my garage. D'Angelo's pricing was competitive - add to which, windows and doors are manufactured locally and working with a single service provider to coordinate all the activity rather than try to do that myself was really convenient.

D'Angelo and Sons did my roof last year and I was very pleased; they were well organized, came when scheduled and worked quickly. The roof looks great. This year, a storm damaged my roof. Carlos Vassallo came out and assessed the damage quickly and gave me an estimate. After dealing with the insurance company for months, we finally got the go ahead...

I am very pleased with the repair to my window capping that Steve F did today. He did excellent work and took the time to fix the problem and make it look fantastic. The problem was more complicated than it looked and he was careful to both protect my siding and windows as well as replace the capping perfectly. I would also like to thank the receptionist at D'Angelo...

We recently made the decision to fully replace our roof after losing many shingles to a windstorm. D'Angelo & Sons was very prompt in their response to our query and we had an appointment for an estimate a few days later. David was great; he was punctual and friendly. He patiently explained to us the condition of our roof and showed us pictures so we could see for ourselves. We feel secure in our decision in choosing D'Angelo & Sons for our new roof.

When we set out to replace our roof this year, we vowed not to make the same mistakes we did the first time. We researched, asked multiple questions, and Glenn was always there for us and happy to answer any questions we had. There are many, many roofers out there, and choosing D'Angelo was the best choice we could have made. The crew was pleasant and efficient, and also happy to answer any question. We would highly recommend D'Angelo to anyone that asks. I'll be calling Glenn in the spring to discuss our eaves and fascia!

My experience with D'Angelo and Sons was altogether positive. From my initial contact with Taylor, we were set up with an appointment with Josh two days later who gave us a full overview of what was needed and the cost. We had two other estimates and found D'Angelo to be comparable in price for the work that needed to be done. They estimated the project would start within 2-3 weeks dependent on weather and their projected timeline was accurate. Jenn was our project manager and she maintain a high level of communication with us throughout the project to ensure that we were aware of what was happening. From first contact with the company to the completion of the project, there was a high level of communication and transparency in the work they were doing. It's been almost 8 weeks since the project was complete and we've been through several significant weather events without issue. I appreciated the level of customer service that was provided by Taylor, Josh and Jenn (and roofing team) and their level of communication throughout the project.

My sincere thanks to Steve (Sales) for your patience with all our questions and Brad (PM) for keeping us in the loop every step of the way. Chad, you and your crew did a great job to get the siding replaced and the work area cleaned up, before our backyard birthday party as promised. Rocky - thanks for going the extra mile to make sure the lighting was done just right! This is our second project with D'Angelo & Sons, which again, was delivered the project on time and on budget. More important than the asthetic improvement from the new siding (which you were right about, Steve!), the house is noticably more comfortable inside, due to the air barrier and insulation added. If I hear of anyone looking for a good contractor for roofing or siding work, I will definitely recommend D'Angelo & Sons.

We had a massive project on our 3 storey 130year old Victorian Home. Roof replacement, siding, windows, soffits, fascia, eavestrough and other cladding and capping as required. The crews arrived on time, they worked safe at heights and steep roof pitches, they were kind & courteous, and cleaned up after each job was complete. As a home inspector, I found the workmanship to be top notch and would recommend them to any of my clients if they required work to their home.
