Burlington roofing must withstand strong Niagara Escarpment winds, harsh winter freeze-thaw cycles, high summer humidity, mature tree canopies, and distinct home styles ranging from historic downtown builds to newer north-end developments. D’Angelo & Sons is a family-owned roofing and exterior company, serving Burlington homeowners, commercial customers, and the wider Halton region with practical recommendations and high workmanship standards.

Our team works across Aldershot, Downtown Burlington, Tyandaga, Alton Village, Millcroft, Headon Forest, Orchard, Roseland, Palmer, and nearby commercial corridors. We inspect the roof structure, attic insulation, skylights, gutters, siding connections, and visible problem areas before recommending repair, replacement, or proactive maintenance.

We help homeowners and property managers make confident decisions, whether the project is a small leak repair, a complete replacement, a flat roof section, a new roof for a home renovation, or structural upgrades planned alongside the roof.

Why We Always Inspect Your Roof First

A proper inspection should answer why the problem is happening, not simply point to a visible stain or a missing shingle. Our initial consultation includes a thorough assessment of shingles, flashing, valleys, skylights, roof edges, vents, attic signs, gutters, and exterior transitions so the recommendation matches the real cause of the breakdown.

Shingle Wear, High Winds, and Surface Aging

Curling shingles, missing shingles, exposed fasteners, granule loss, lifted edges, and soft areas can all shorten roof life. In Burlington, high winds blowing off Lake Ontario or sweeping down from the Mount Nemo area can quickly make a small weak point worse before it becomes obvious from inside the home. An experienced roofers review will look at how your asphalt shingles are holding up against these specific climate patterns.

Skylights, Flashing, Gutters, and Wall Details

Many roof leak concerns start at the structural details. Skylight curbs, chimney flashing, step flashing, vents, gutters, fascia, and roof-to-wall transitions need close inspection because water often travels quite a distance before it becomes visible indoors. When requested, we can document findings in a detailed report for repairs, planning, or insurance claims to prevent water damage from spreading.

Attic Airflow and Interior Warning Signs

Attic frost, damp insulation, dark roof decking, mould odours, uneven snow melt, and ceiling stains can point to ventilation, structural integrity, or roof performance concerns. These clues help decide whether a localized repair is enough or whether the entire roofing system needs a larger correction to keep your house completely safe.

    Our Wide Range Of Services

D’Angelo & Sons provides residential roofing and commercial exterior services, backed by decades in the roofing industry, so the building can be reviewed as one connected system. Our roofing contractors review roof replacement needs, siding, soffit, fascia, gutters, skylights, insulation, and exterior trim because each part affects how well the property handles Ontario weather.

    Urgent Repairs and Maintenance

Emergency repairs may be needed after high winds, fallen branches, sudden leaks, or severe storm damage. Preventive maintenance can address loose flashing, damaged vents, weak sealant, aging shingles, or small openings before water reaches the interior. Getting an experienced roofers opinion early can prevent water damage from turning into an expensive structural headache.

New Roofs, Replacements, and Upgrade Planning

A new roof or complete replacement may be the better choice when shingles are failing in several areas, leaks keep returning, or the underlying roof deck needs more than a simple patch. We explain the materials, timing, cleanup, warranty, current promotions, and payment options before any installation begins, ensuring you are completely satisfied with the plan.

Flat Roof Sections, Metal Roofing, and Premium Systems

Burlington properties may include low-slope additions, garage roofs, commercial complexes, or mixed roof designs. Flat roofing needs careful detail work and a reliable water shield layer to prevent pooling water. On the other hand, metal roofing can offer incredible durability and a clean architectural look when the home or building is suited to it, especially on custom builds exposed to high winds.

Siding, Gutters, Skylights, and Exterior Renovations

Siding, gutters, soffit, fascia, skylights, and exterior renovation work can improve curb appeal while helping the roof perform better. When these systems are aging together, a coordinated plan can reduce disruption and create a cleaner finished exterior, making it a top priority for long-term property protection.

Quality Roofing Products For Permanent Home Protection

The best roof for an Aldershot lakeside home may not be the same answer for a Tyandaga detached house, a Millcroft townhome, or a commercial roof near the South Service Road. D’Angelo & Sons works with premium materials and trusted roofing and exterior brands such as GAF, Owens Corning, CertainTeed, IKO, Siplast, GAF EverGuard TPO, Gentek, James Hardie, Velux skylights, and Alu-Rex gutter protection.

We look at slope, roof structure, insulation, exposure, design goals, product warranty, roofing needs, and budget before recommending asphalt shingles, architectural shingles, flat roofs, metal roofing, or custom siding. Our top priority is providing quality service and exceptional craftsmanship so your roof system is built for long-term performance.

Matching Roofing Systems to Your Property Layout

Burlington features lakeside streets, mature-tree neighbourhoods, executive golf-course homes, townhomes, newer subdivisions, and commercial zones. We do not treat every roof the same because each area presents distinct environmental challenges. Age, structural access, shade, slope, roof shape, and exterior details all change our building recommendations.

    Aldershot, Roseland, and Waterfront Exposure

Homes closer to Lake Ontario or situated along LaSalle Park face fierce lake winds, high humidity, and rapid weather shifts. These properties need careful checks around the shingle edges, skylights, fascia, gutters, and flashing where wind-driven rain can find small openings. Installing an advanced water shield underlayment here is critical to prevent water damage.

Downtown Burlington, Old Burlington, and Central Streets

Older homes near downtown, Martha Street, or the Burlington Avenue-Ontario Street historic areas often feature mature trees, chimneys, layered repairs, older roof deck sheathing, steep pitches, and detailed exterior trim. These roofs require a careful inspection from a highly experienced roofers team to explain what can be safely repaired and what requires complete replacement to protect heritage attributes.

Tyandaga, Millcroft, and Headon Forest Properties

Many established suburban homes in these golf-course and hillside communities have attached garages, larger roof planes, long valleys, and complex attic airflow needs. A reliable, long-lasting result often depends on both the exterior roof surface and correcting the ventilation conditions hidden underneath.

Commercial Roofs Near the QEW, Harvester Road, and Business Corridors

Commercial and industrial properties along the main transit corridors may include expansive flat roofs, rooftop units, low-slope sections, and complex drainage paths. This roofing work requires specialized contractors who understand commercial safety protocols, industrial building codes, drainage engineering, and scheduling around daily tenant activity.

City Permits and Heritage Regulations to Confirm

The City of Burlington notes that all building permit applications must comply with the Ontario Building Code. While simple, standard re-shingling or minor repair work on a residential home typically does not require a building permit, a permit is mandatory if you are altering the roof structure, changing the roof height or slope, adding new skylights, installing solar panels, or re-cladding the structure with a completely different material.

    Heritage-Sensitive Districts and Grant Criteria

If your property is located within the Burlington Avenue-Ontario Street Heritage Conservation District, or is individually designated under the Ontario Heritage Act, extra rules apply. A heritage permit is required for visible exterior modifications. Furthermore, if you are looking to apply for the Burlington Heritage Grant Program, keep in mind that standard asphalt shingles or modern metal roofing are generally not eligible for funding; the city requires the restoration or replication of original, historically accurate materials (such as wood shakes or specialty slate). D’Angelo & Sons can help you navigate these local municipal guidelines so your job moves forward without administrative penalties.

    Roofing Costs in Burlington

Roofing costs in Burlington vary based on roof size, slope complexity, access difficulties, the number of existing layers to strip, roof deck conditions, ventilation requirements, material choices, and any additional exterior upgrades like new eavestroughs or skylights. These ranges reflect local planning examples in Canadian dollars.

Work Type Example Cost Range What Affects the Price
Minor shingle, vent, or flashing repair $300 – $1,200 Wind damage, lifted shingles, pipe boots, exposed nails, or small localized leaks.
Leak tracing and structural repair $500 – $1,800 Skylights, chimney flashing, valley wear, roof-to-wall details, and interior water stains.
Flat or low-slope roof repair $900 – $3,000 Membrane seams, ponding water, scupper blocks, edge metal, or small commercial units.
Partial roofing section or addition $2,000 – $6,000 Attached garages, storm-damaged roof planes, porches, or worn sections failing early.
Full asphalt shingle replacement $9,000 – $22,000+ Roof size, slope pitch, structural access, deck replacement, ventilation upgrades, and warranty tier.
Metal or premium roofing upgrade $20,000 – $48,000+ Metal panels, premium architectural shingles, custom flashing, complex profiles, and long-life systems.

Every property has its own unique challenges. To secure an accurate price tied to your actual project scope, request a free estimate so an expert can inspect the property and provide a transparent breakdown before any work begins.

    The Burlington Homeowner’s Maintenance Checklist

To ensure your long lasting roof remains in peak condition, our team recommends this annual maintenance routine:

    • Debris Clearing: Remove leaves and twigs that trap moisture against new shingles.
    • Gutter Flow Check: Ensure gutters are clear to avoid pooling water and fascia rot.
    • Shingle Inspection: Look for curling or granule loss that indicates a need for minor repairs.
    • Attic Ventilation Audit: Check that insulation isn’t blocking your intake vents.
    • Sealant Review: Have professional roofers check the caulking around skylights and vents.

By staying proactive with maintenance, you can avoid costly repairs and extend the life of your roof by several years. If you notice any issues during your check, give us a call for a free estimate on small fixes before they become emergencies.

I needed several windows replaced, a new side door, all siding / soffits / eaves / flashing replaced on the house, and the gables re-sided on my garage. D'Angelo's pricing was competitive - add to which, windows and doors are manufactured locally and working with a single service provider to coordinate all the activity rather than try to do that myself was really convenient.

Very happy we decided to go with D’Angelo & Sons for our new roof. Easy quote process & was able to schedule the work in a very timely fashion, squeezing it in just before the snow came. D'Angelo and Sons did my roof last year and I was very pleased; they were well organized, came when scheduled and worked quickly. The roof looks great. This year, a storm damaged my roof. Carlos Vassallo came out and assessed the damage quickly and gave me an estimate. After dealing with the insurance company for months, we finally got the go ahead...

I am very pleased with the repair to my window capping that Steve F did today. He did excellent work and took the time to fix the problem and make it look fantastic. The problem was more complicated than it looked and he was careful to both protect my siding and windows as well as replace the capping perfectly. I would also like to thank the receptionist at D'Angelo...

We recently made the decision to fully replace our roof after losing many shingles to a windstorm. D'Angelo & Sons was very prompt in their response to our query and we had an appointment for an estimate a few days later. David was great; he was punctual and friendly. He patiently explained to us the condition of our roof and showed us pictures so we could see for ourselves. We feel secure in our decision in choosing D'Angelo & Sons for our new roof.

When we set out to replace our roof this year, we vowed not to make the same mistakes we did the first time. We researched, asked multiple questions, and Glenn was always there for us and happy to answer any questions we had. There are many, many roofers out there, and choosing D'Angelo was the best choice we could have made. The crew was pleasant and efficient, and also happy to answer any question. We would highly recommend D'Angelo to anyone that asks. I'll be calling Glenn in the spring to discuss our eaves and fascia!

My experience with D'Angelo and Sons was altogether positive. From my initial contact with Taylor, we were set up with an appointment with Josh two days later who gave us a full overview of what was needed and the cost. We had two other estimates and found D'Angelo to be comparable in price for the work that needed to be done. They estimated the project would start within 2-3 weeks dependent on weather and their projected timeline was accurate. Jenn was our project manager and she maintain a high level of communication with us throughout the project to ensure that we were aware of what was happening. From first contact with the company to the completion of the project, there was a high level of communication and transparency in the work they were doing. It's been almost 8 weeks since the project was complete and we've been through several significant weather events without issue. I appreciated the level of customer service that was provided by Taylor, Josh and Jenn (and roofing team) and their level of communication throughout the project.

My sincere thanks to Steve (Sales) for your patience with all our questions and Brad (PM) for keeping us in the loop every step of the way. Chad, you and your crew did a great job to get the siding replaced and the work area cleaned up, before our backyard birthday party as promised. Rocky - thanks for going the extra mile to make sure the lighting was done just right! This is our second project with D'Angelo & Sons, which again, was delivered the project on time and on budget. More important than the asthetic improvement from the new siding (which you were right about, Steve!), the house is noticably more comfortable inside, due to the air barrier and insulation added. If I hear of anyone looking for a good contractor for roofing or siding work, I will definitely recommend D'Angelo & Sons.

We had a massive project on our 3 storey 130year old Victorian Home. Roof replacement, siding, windows, soffits, fascia, eavestrough and other cladding and capping as required. The crews arrived on time, they worked safe at heights and steep roof pitches, they were kind & courteous, and cleaned up after each job was complete. As a home inspector, I found the workmanship to be top notch and would recommend them to any of my clients if they required work to their home.
